Rental Agreement

Cancellation and Change Fee:
All Change of any type, or Cancellation, are subject to $200 charge.

Prices, Taxes and Fees:
Prices are based on a night rate which varies per Villa, by season, and by length of stay. These can be obtained in the booking engine by choosing the Villa of your choice.
The nightly rate is subject to 7% hotel tax and 3% processing fee.

Cleaning Fee:
All reservations are subject to a cleaning charge. This charge is fixed for one time per stay of 6 nights or less.
After the 3rd night linen and towels will be changed.
For longer stays additional cleaning fee will be charged after every 6 nights.

Cleaning Fee varies according to the selected Villa as described below:
Villas: Grenda, Ada and Gloria – $  70.00
Villas: Almarys, Camila and María- $ 90.00
Villas Alma and Isabella – $140.00

When making your reservation, the system will automatically charge you a basic Cleaning Fee of $70.00.
If for the selected Villa(s) is additional cleaning cost to add, it should be added when making your booking by selecting it as an additional item (Add-Ons).

Payment conditions:
Each reservation is confirmed with the corresponding payment.
Reservations made less than 60 days prior to arrival require payment of the total value of the stay to be confirmed.
Reservations made more than 60 days prior to arrival require 50% of the total value of the stay to be confirmed.
All reservations must be totally paid 45 days before arrival.
It is possible to agree on a payment arrangement, this must be requested by guest, in order to confirm the reservation a deposit will always be necessary.

Payments options:
Discover, Visa and Master Card could be used at our website.

Terms at Check-in/Check-out:
Check-in time 3:00 p.m.
Check-out time 10:00 a.m.

It is a self Check-in with a door code.
Main guest will receive the Access Information email at 8:00am the morning before the arriving date.
It’s responsibility of the guest to inform the approximate time of arrival, and to maintain contact with our staff so that we can assist you to have a smooth and hassle-free check-in.

An early check-in is possible without charge from no earlier than 1pm, conditional on the fact that there is no check-out of a stay prior to your reservation.
An early check-in can be added to the reservation with arrival no earlier than 10am, for an additional charge of 50% of value per night of your stay.
A late check-out is possible without charge until no later than 12pm, conditional on the fact that there is no reservation that checks in on the same day.
An extended Check-out can be added to the reservation with departure no later than 4pm, for an additional charge of 50% of value per night of your stay.

Traveling with Minors:
It is required to be of legal adult age to make a reservation. A child or 2 babies are allowed, free of charge, in addition to the adults allowed in the Villa.
Those under 21 are considered underage adults.
Children under 12 years old are considered children.
Children under 3 years old are considered babies.
Children must be attended by an adult at all times.

Occupancy Rules:
We are strict on the number of guests.
One extra guest may be allowed for an additional cost of $25.00 per night, a roll away bed will be provided.
Visits are allowed during non sleeping hours and inside your Villa’s private area, not on property’s shared areas.

Pets:
Our property is pet friendly.
It is possible to bring your pet if:
It is trained.
It is vaccinated. You must show evidence.
Be sure that the noises or sounds that it emits will not disturb other guests.
Be assured that you will have no problem socializing with others on the property.
You take care of cleaning anything that gets dirty.
You are responsible for notifying and paying for the replacement of anything broken or damage.
The pet fee is $ 75 per stay.

Accessibility :
The Villas are located in ground or 2nd level, infinity pool, Jacuzzi/Spa at rooftop common are located at 3rd level.
2nd level units and rooftops are only accessible by stair, the property is not equipped with elevator. We have several units on the 1st level that could be accessible.
If a member of your family or companion needs special facilities, it is important that you see the interior photos of the Villa and ask us about it before booking, none of our units are formally prepared for people with disabilities.

Infinity Pool at Rooftop (9:00am – 10:00pm) :
For your safety the following rules must be followed:
The pool is for the exclusive use of our guests.
Shower before entering.
Do not use soap or shampoo in the shower or pool.
Not food.
Not glass.
No pets. No alcohol or narcotics.
No horseplay, throwing or diving.
Do not sit or walk on the railings.
We are not responsible for injuries or accidents.
Use it at your own risk, there are no lifeguards.
Take care of your children, they must be accompanied by an adult.
This area is for common use, be polite, keep the level of music and sounds for your own enjoyment, without disturbing others.

Hot-Tub (Jacuzzi/Spa) :
Several Villas enjoy a private Jacuzzi/Spa.

For your safety the following rules must be followed:
Please shower before entering.
Maximum temperature of use 104⁰.
Limit use to 15 minutes at a time, stop, cool down, use again if desired.
Keep safe and clean, the use of soap or shampoo, bringing food, glass or pets is prohibited.
Limit the use of sunscreen.
You must be awake and aware, no alcohol or narcotics.
Relax, do not allow horseplay, jump on, sit or walk on the rails.
We are not responsible for injuries or accidents.
Use it at your own risk, there are no lifeguards.
Children under 12 must be always supervised by an adult.
The elderly, pregnant or people with diabetes, heart conditions, high blood pressure should consult their doctor before using it.
This area is private for your use, keep the music and sounds level for your own enjoyment, without disturbing others.

Parking:
The property is provided with free parking for all units.
1 and 2 bedroom villas will have 1 assigned parking space on the property.
Villas with 3, 4 and 5 bedrooms will have 2 or 3 assigned spaces on the property.
The property does not count on additional parking for visitors.
Occupying the parking lot of another Villa or neighbors is prohibited.

Behavior and Quiet Hours:
Sunset Paradise Villas offers our guests a unique place to escape from the rush and noise that daily routines bring us.

To ensure a relaxed atmosphere and promote the rest of our guests, we demand the following rules from our visitors:
Appropriate behavior, free of disorder and without excessive noise.
Parties and loud music are prohibited.
Any activity or event must be authorized and coordinated with our staff.
We set 10:00pm to 10:00am as quiet hours on the property.
We enforce these rules and good behavior is mandatory,
Failure to comply with these will force the immediate expulsion of the property and the loss of all the money paid.

Sunset Paradise Villas accommodate up to 50 staying guests, Its beautiful terraces and infinity pool on the roof, with its impressive view of the sea and the Beautiful Sunset of Rincón, makes it an ideal place for that special occasion such as:
